China News Service, Beijing, September 22 (Reporter Pang Wuji) During the Mid-Autumn Festival holiday (September 19-21), the property market in many parts of China continued to cool down since September, and the real estate market transaction sentiment was not high.

After last year's "Golden Nine and Silver Ten" was not good enough, the "Golden Nine" property market once again missed appointments this year.

According to statistics released by the China Index Research Institute on the 22nd, the area of commercial residential housing transactions in some key monitored cities during the Mid-Autumn Festival holiday fell by 69% compared with the same period last year, and compared with the low base during the Mid-Autumn Festival last year, it also dropped by 39%.

Among them, first-tier cities saw the smallest year-on-year decline in transaction volume, and third- and fourth-tier cities represented the largest decline.

During the Mid-Autumn Festival holiday, the total transaction volume of commercial residential buildings in Shanghai, Beijing and Shenzhen was 124,600 square meters, a decrease of 65% compared with the same period last year, and an increase of 30% compared with the Mid-Autumn Festival last year.

The real estate market in the second-tier and third- and fourth-tier cities has cooled significantly.

The cumulative transaction of commercial residential housing during the Mid-Autumn Festival holiday in the second-tier cities was 218,000 square meters, a year-on-year decrease of 70%, and a decrease of nearly 50% compared with the Mid-Autumn Festival holiday last year; , Compared with last year's Mid-Autumn Festival holiday dropped by nearly 60%.

Chen Wenjing, deputy research director of the Index Business Unit of the China Index Research Institute, pointed out that the "Golden Nine" of the property market this year has not appeared, and the main reason for the sluggish transactions during the Mid-Autumn Festival holiday is that the real estate regulatory environment is still strict, and the regulatory policies in many places have gradually taken effect, resulting in the rapid willingness of home buyers to buy homes. Decline, the market has a strong wait-and-see sentiment, and the scale of commercial residential transactions has declined.

The data released by the Zhuge Housing Search Data Research Center also shows that during the Mid-Autumn Festival holiday period of 2021, the transaction of new houses in the 10 cities under monitoring was 2,336 units, a decrease of 72.4% compared with the same period in August, and a decrease of 82.1% compared with the Mid-Autumn Festival holiday last year, compared with the Mid-Autumn Festival holiday in 2019. A decrease of 40.1%, a 36.9% decrease from the 2018 Mid-Autumn Festival holiday.

The Zhuge Housing Research Center believes that the housing market during the Mid-Autumn Festival holiday will weaken in 2021. On the one hand, it will be affected by the continued tightening of policies. On the other hand, the Mid-Autumn Festival holiday this year will be separated from the National Day holiday. Due to the shorter holiday season, developers will offer lower incentives. Significantly weakened last year.

In addition, according to information released by the Ministry of Transport, the flow of passengers during the Mid-Autumn Festival holiday has stabilized and rebounded, the flow of returning passengers has increased, and people's attention to the property market has declined.

Multiple factors have led to lower sales of new homes.
