While the real estate market in Dubai continues to record records in the number and value of real estate transactions, thus enhancing the global position of the emirate as the best, most attractive and flexible real estate investment destination, the real estate brokerage sector emerges as one of the most important factors helping to support the market, stimulate sales, and promote investment opportunities in the sector.

Here, it must be emphasized a fact that does not need proof, that the real estate market is open to all real estate brokers, and its opportunities are available to everyone, but there are some abuses or negative observations that must be reconsidered or taken into account, in order to enhance the efficiency and attractiveness of the market and its enjoyment of equality and justice It takes into account all parties to the market.

It has been noticed recently that some real estate brokers receive preferential treatment over others to the detriment of other brokers. For example, some developers give priority to some brokerage companies with a number of advantages that include allocating the best-located units and opening the pre-booking system, which helps them to book a larger number of housing units. Finally, this is what happened in a number of projects, as the developer assigned the sale of the project to some specific brokers, and when some other brokers investigated the matter, it was found that the company had booked these brokers.

In addition, large real estate companies give preference to the best-selling brokers, while not all brokers in the market are officially dealt with.

Some brokerage companies also give commission to some employees of developed companies in order to obtain a database of interested clients or those who have registered on the company's website and communicate, and this is not available to other brokers.

I wish the developers to deal internally and maintain the confidentiality of data for customers, and not to leak the phone numbers of potential customers, as well as adhere to specific dates for everyone when the project is launched or reservations are opened.

In this context, it should be noted that there are some criteria adopted in the classification of real estate brokers, which include the number and value of sales, the happiness of dealers, compliance with laws and regulations, the real estate broker’s experience, community contribution and Emiratisation, and these standards must be the basis that distinguishes the real estate broker from others. And developers don't just rely on certain brokers that don't meet these standards, which hurts other brokers.

Maintaining the development of the brokerage sector remains the responsibility of all market parties, whether the regulators who play their role to the fullest and follow up on all market developments, or the developers by launching new projects to meet the renewed demand in the market, or the active brokers with the continuous and successful promotion of selling real estate to local and foreign investors .

This fruitful cooperation between the market parties helps to advance the real estate sector in Dubai, and to provide the best services to delight market participants, and preserve their rights.
