Rather, many did not take into account the tenants even during the complete closure, although this closure is a government order, and it is an exceptional, compelling circumstance that cannot be ignored. Nevertheless, they ignored it, and insisted on not being lenient and not cooperating with the middle business owners, who incurred great losses and had to pay Rentals are complete, despite their long-term interruption!

A simple investor rents a property for a commercial purpose, 10 years ago, he was never late in paying the rent dues. The owner doubled the rent over this period, and yet he was obligated to pay, but he defaulted a little lately, as is the case with most entrepreneurs, owners of medium enterprises, They are the most affected by the repercussions of the Corona virus, and their activities have completely stopped, according to the precautionary measures, he did not object to that of course, but he asked the owner to take it into account, either by reducing the huge rent amount, compared to the current situation, or by exempting him from the rent for the period in which work was completely stopped in his small facility Then the response came quickly, and in a notarized letter: “The rental fees must be paid in full, uncompromised. What happened has nothing to do with me as a property owner, and do not forget that these are (rights and contracts)”!

It is very nice for this landlord to remember the rights and contracts, but it was better for him to know that force majeure circumstances oblige a person, if not legal, then at least human and moral, to take into account others, and to appreciate the difficult situation that this tenant is going through, and he should appreciate that he did not evade, and was not late For 10 years he has not paid his dues in full on time, which means that the current situation, and the decline of commercial activities locally and globally, due to a global epidemic, which the most pessimists did not expect, is something that is beyond the power of this simple tenant, and other medium and simple business owners!

Before this landlord remembers his rights, he must also take into account the rights of the people, so where is the right to ask the tenant to pay the rent of the months in which the government closed the commercial activity, does he not know that the closure means that the income of that simple tenant has become zero, so how is the rent at the time of the closure really from His lost rights .. It is really a word of truth that I want false!

This incident is only a model, and there is no doubt that it has been repeated hundreds, if not thousands of times, and because of the intransigence of this owner, and hundreds of other intransigents as well, many commercial activities were closed, small investors left the market, and because of them families were displaced, and many families became distressed, because they They did not respect God, trampled on their consciences, did not deal humanely with the simple tenants, insisted on implementing what was stated in the contracts, and ignored what happened in reality, due to a difficult global circumstance, because of which all commercial activities retreated, and it was more appropriate for them to take in the hands of these small investors Until they stand on their feet, and go back into the economic cycle again, so that the economy recovers, and everyone benefits!
