"Cloud renting" experience, 74.2% of the interviewed fresh graduates are satisfied

In previous years, everyone was looking for a house on site. What channels did fresh graduates try to find a house this year?

The survey shows that 96.8% of the interviewed renters have experienced “cloud renting”.

Specifically, photo viewing (77.0%), VR live viewing (60.9%) and video connection (54.6%) ranked the top three.

Only 48.4% of the surveyed fresh-year renters have tried on-site inspections.

“I feel that most of the houses have implemented VR real-view house viewing, and some have also set up VR voice, that is, they can share the real-time VR real-time picture with the intermediary online, and the other party can synchronously introduce the house condition to the tenant as if it were viewed in the real place. If you don’t know where, you can ask at the time. It’s very convenient.” Zhang Chuan (pseudonym) is a recent graduate of a university in Beijing. This year, he mainly used online VR to look for a house. The master has no time, and if the platform fails to implement the VR function, the intermediary will also go to the scene to record videos and take some detailed photos."

Zhang Chuan said that he browsed about a dozen houses before and after, and finally got two sets. After seeing them on the spot, he ordered one of them, which is "very convenient and worry-free".

This year's fresh graduate Chu Wenjing (pseudonym) and her boyfriend just rented a one-bedroom apartment, and they also experienced "cloud renting."

"On the whole it is satisfactory. It is very efficient and convenient, but it also has shortcomings. Once we saw a 60-square-meter studio. The VR real scene looked very spacious, and the actual room looked very small. The actual space is about Just 40 square meters".

According to Gong Ye (a pseudonym), a real estate agent in Beijing, many people are looking for houses this year through the online VR real-time viewing function. "Especially the impact of the epidemic a while ago, on-site viewing is very inconvenient. Compared with the pictures, the VR real-life viewing is for people It provides better pre-screening services, and has a more immersive experience of house furniture, actual layout, space, etc. You can feel the house conditions without leaving home."

Regarding the experience of "cloud renting", 74.2% of the interviewed fresh graduates who rented a house expressed satisfaction, of which 14.1% were very satisfied.

An interactive analysis found that boys (76.9%) had a better “cloud rental” experience than girls (71.7%), and fresh graduates in second-tier cities had the best experience (77.2%).

80.2% of the interviewed renters want to standardize the content of the contract for "cloud renting" to protect the rights of users

Chu Wenjing said frankly that there is still some worry about renting a house alone. "For example, pictures and VR real scenes have some elements of brightening and'beauty', especially in some houses with poor quality and poor hygiene. The online effect will be much better than the actual situation, and the space will be much larger, which is easy to be misled. The community environment cannot be well understood."

"'Cloud Renting House' combines modern technology and it will be the future trend. It saves manpower, financial resources, and time costs, and makes renting a house much easier. It is no longer as time-consuming and physically demanding as before. , It can be done between work." Zhang Chuan said.

How do fresh graduates with rental needs think about "cloud rental"?

66.5% of the fresh graduates interviewed said that smart housing search is the future trend, 62.8% think that the format is flexible and user-service-oriented, 55.6% feel time-saving, labor-saving and efficient, and 37.8% admit that they can’t see the real thing. Still not at ease.

Chu Wenjing hopes that intermediary companies can improve online viewing services, such as providing community VR real-world experience, and not over-beautifying the listings, so as not to be "beautiful".

"If the shooting effect is not good due to weather and other factors, the brightness can only be adjusted appropriately to the actual level. If you want to enhance the display of details, you should also indicate that there is a brightening treatment. Let everyone rent an apartment online and worry-free" .

Zhang Chuan feels that the phenomenon of "cloud renting" will become more and more common in the future, and transaction regulations and contracts should be tailored according to the unique forms and attributes of "cloud renting" so that everyone can rent more securely.

Xiao Liu, an agent of a real estate platform, told reporters that in order for customers to sign a satisfactory house, they generally recommend that customers take a look at the house before signing the contract and make a final decision to avoid unnecessary trouble and dispute.

"We have now opened the electronic contract service. All parties can operate on their mobile phones when signing the contract. Afterwards, we can print the paper contract for the customer, and the electronic contract can be viewed on the mobile phone at any time, which is very convenient. Of course, we still recommend signing the contract. Signed in person in the shop".

In order to better "cloud rent", 80.2% of the interviewed renters hope to standardize the content of the contract for “cloud rent” and protect the rights and interests of users. 72.1% of the interviewed renters suggest to strengthen supervision and require intermediary companies to upload real and original According to the image, 58.3% of the interviewed renters called for a strict crackdown on rent fraud, and 32.4% of the interviewed renters expected to increase the VR experience of the residential area.

Among the interviewed graduating students, boys accounted for 48.3% and girls accounted for 51.7%.
