According to the contract signed by the two parties, the rent of the house for three months is 7,800 yuan, paid once a quarter, and the lease time is five years, from August 12, 2014 to August 12, 2019. The agency needs to pay the next payment 30 days in advance.

Among them, during the lease period, the property management fee, house lease tax and cable TV initial installation fee are borne by Zheng Xiao, and the utilities such as utilities are borne by the intermediary company.

For the past five years, Zheng Xiao has collected rents, and everything seems normal. At the agreed closing time when the lease expired, the intermediary company said that it would renew the lease and continue to send money to Zheng Xiao's account, and she agreed.

Subsequently, Zheng Xiao and the tenants contacted the person in charge of the intermediary company by phone, WeChat and SMS, respectively, but did not receive a response. The reporter also called the person in charge of the company several times, but all showed no answer.

Zheng Xiao went to the police station to report the case and got the answer: she could not let the tenant move out for the time being because the contract was in the valid stage. As for her dispute with the intermediary company, she can take legal action to sue.

Zheng Xiao and the tenant negotiated two plans. One is that the tenant directly renews the contract with the landlord and pays the monthly rent without paying a deposit. The other is that the tenants move out within a week.

At present, the two parties have reached a settlement agreement: the tenants must move out and return the keys before March 27. Since then, their disputes with Chuanhuajuxin Real Estate Brokerage Co., Ltd. have been settled separately, and their respective debts have been recovered.
