The most expensive place in Spain to rent an apartment on the beach is Punta Prima, in Menorca, where a week costs around 2,800 euros. Puerto Banús , in Marbella (2,600 euros), continues the list of the most expensive coastal destinations to rent this summer.

On the other side of the scale are the towns of Burela or Vicedo, in Lugo, where enjoying a flat for a week costs between 200 and 500 euros a week . In between we find curious cases such as that of Playa del Saler , one of the best beaches in Valencia, which however is the cheapest place in the community to find vacation accommodation.

Less offer, more cost

These are some of the data extracted from a report on the price of beach rentals this summer by Tecnitasa, an independent appraisal company approved by the Bank of Spain, with more than 70 offices throughout the country. The average cost stipulated between 200 and 2,800 euros means that this year this type of vacation is 3% more expensive on average than in the same period of 2019.

The global crisis of the coronavirus has made this summer the national destinations preferred by the Spanish for their holidays. And many are already those who have booked or are looking for an apartment on the beach . Not surprisingly, the pandemic is also increasing the length of the stay.

Of course, the supply and demand is irregular, since on the one hand the fact that fewer foreigners will come could cause prices to drop, but it is happening that many owners want to enjoy their own properties to spend the holidays and this causes the supply to decrease.

In this sense, the president of Tecnitasa, José María Basañez, believes that many families who owned a beach apartment and rented it in July and August now want to enjoy it themselves. "Families do not mind paying something more and lengthening their stay in case there is a rebound in the virus, so they can stay longer by telecommuting from the beach," he says.

The most expensive week-long rentals by zone

Punta Prima (Menorca). 2,800 euros.

Puerto Banús. 2,600 euros.

Alcudia (Mallorca). 2,200 euros.

Ibiza. 2,200 euros.

O Grove (Galicia). 2,000 euros.

Taking into account the areas, the Balearic Islands remains one of the most expensive coastal regions. Thus, the most expensive destinations are Punta Prima in Menorca (2,800 euros per week), the ports of Alcudia or Ibiza (2,200 euros), while a 100-square-meter apartment in an exclusive urbanization in Sa Ràpita costs 2,000 euros.

Puerto Banús (2,600 euros per week) or Marbella center (1,750 euros) continue the list, with an increase of 10% over the previous year. Later would come Sotogrande or Puerto Sherry, both in Cádiz, where the apartments cost between 1,000 and 1,300 euros.

Prices in the north and lift

In the north of the peninsula, the most exclusive destinations are O Grove (Galicia), where a floor of about 90 square meters reaches 2,000 euros per week, or Sanxenxo where 1,600 euros are paid for seven days. In Guipúzcoa, in San Sebastián, a floor of 55 square meters exceeds 1,300 euros and in Hondarribia , 1,500 euros.

In Levante, the province of Alicante is the most expensive with prices close to 1,500 euros per week in Benidorm or 1,430 euros in Playa de San Juan. In Catalonia, Sitges is the most expensive, with prices close to 1,400 euros, although in areas of Gerona, according to Tecnitasa, prices have fallen between 10% and 20%, says Europa Press.

In Asturias, the most expensive apartments are in Ribadesella, at a rate of 720 euros a week. In Cantabria, the figure reaches 1,005 on the Ris beach in Noja.

The company's technical director, Fernando García-Marcos, affirms that an important factor when deciding destination is that " the area has been more or less affected by the coronavirus, as well as the need for more or less displacement." In the Valencian Community, in Playa del Saler , one of the best in Valencia, you can get a flat for 380 euros a week.

In Asturias, the cheapest apartments are located in Tapia de Casariego, where they cost 500 euros a week. In Cantabria, the lowest figure occurs in the upper area of ​​Suances, with 640 euros. The most affordable options, according to the study, continue in the Canary Islands, since both the Las Canteras beach (Las Palmas de Gran Canaria) and El Puerto de la Cruz (Tenerife) can get small apartments for 275 euros per week .
