Urbanism. Ten luxury hotels land in the heart of the city
Against all odds, the Covid pandemic has not slowed down
the construction of homes and offices in Madrid
.
Despite the paralysis of the sector during the months of confinement, development activity in the capital has increased compared to the previous year.
This is clear from the report "Madrid from the sky", carried out by the CBRE real estate consultancy and presented yesterday in the capital, which serves as a thermometer
to measure the dynamism of the city.
According to these data, the number of projects
has grown by 5%,
from 482 in 2019 to 506 today, as well as the number of cranes, which has jumped from 366 to 382 this year, which represents an increase of 4%.
For now, construction has not been affected by the coronavirus pandemic due
to inertia
since it is not a sector that reacts quickly.
In fact, all these works had already begun prior to the arrival of the crisis and it is still too early
to assess the effect that Covid will have
on them, according to the consultancy firm CBRE.
78% of these projects are for residential use, since
14,184 homes are
currently
being built
in Madrid for the next three years compared to 13,715 in 2019.
And where will all those homes be built?
Without a doubt,
Vicálvaro is the Madrid district
where the most floors are being built.
This neighborhood in the southeast of the capital concentrates the largest number of cranes, with a total of 85 and accounts for 50 of the construction projects currently underway.
In second place, is the
Fuencarral-El Pardo district
with 43 cranes and 45 projects and, in third place, the neighborhood of Hortaleza, by number of cranes (41), and Tetuán, by volume of projects (39) .
Vicálvaro, engine of construction
64% of the 14,184 homes that are built in Madrid are grouped in the peripheral districts of Vicálvaro, Hortaleza, Villaverde, Fuencarral,
Tetuán and Vallecas

"Vicálvaro has established itself as the main driver of residential development activity in Madrid, leading for the second consecutive year in the contribution of new housing. If last year it almost doubled the construction figures compared to 2018
due to the development of El Cañaveral

Apart from El Cañaveral, the other two macro-projects that are being built in the city are
the reform of the Santiago Bernabéu stadium
, which has 10 cranes, and the Maravillas residential complex, on Raimundo Fernandez Villaverde street, which will build 334 homes in the neighborhood. Chamberí.
For its part, Puente de Vallecas is the district that leads

On this occasion, the Madrid City Council is the main promoter with the construction of 540 apartments for rent in this neighborhood.
The construction of offices is also experiencing a real boom in the capital, both in buildings under renovation and in new construction.
In total,
there are 43 projects underway and 26 cranes
working in this sector, which is the highest figures in the last four years.

represent 475,000 square meters
, 48% more than last year, according to the report's data.
Many of these offices are located in the city center and also around the A-2, the Barcelona motorway.
Regarding the hotel sector, the report counts
14 projects and nine cranes
in operation in Madrid.
The majority are works of real estate under renovation, as they are luxury hotels, located in the city center.
These projects include the W Madrid hotel of the Starwood chain,
the first Hard Rock Hotel
, the exclusive Madrid Edition in Plaza de las Descalzas, as well as the reopening of the Ritz hotel or the renovation of the Villa Magna hotel, which will become managed by Rosewood in 2021.
In total, there
will be 2,300 new rooms
that will add to the hotel offer in the capital and will contribute to alleviating the scarce variety in high-end that existed in the capital.
