The increase in the sales price of commercial residential buildings continued to fall in August

  In August 2021, all localities will fully implement the long-term real estate mechanism and continue to strengthen the regulation of the real estate market. The sales prices of commercial residential buildings in 70 large and medium-sized cities have continued to decline generally compared with the previous month and the year-on-year increase.

  1. The sales price of newly-built commercial housing and second-hand housing in various tier cities has fallen or continues to decline from the previous month

  According to estimates, in August, the sales price of newly-built commercial residential buildings in first-tier cities rose by 0.3% month-on-month, and the increase was 0.1% lower than the previous month.

Among them, Beijing, Shanghai and Shenzhen rose by 0.2%, 0.4% and 1.0% respectively, while Guangzhou changed from a 0.2% increase last month to a decrease of 0.1%.

The sales price of second-hand housing in first-tier cities rose by 0.2% month-on-month, and the increase was 0.2 percentage points lower than the previous month.

Among them, Beijing, Shanghai and Guangzhou rose by 0.4%, 0.2%, and 0.5% respectively, and the growth rate was 0.3, 0.5, and 0.1 percentage points lower than the previous month; Shenzhen fell by 0.4% month-on-month, which was the fourth consecutive month of decline.

The sales price of new commercial residential buildings in second-tier cities rose by 0.2% month-on-month, and the increase was 0.2 percentage points lower than the previous month; the sales price of second-hand residential buildings rose 0.2% from the previous month to the same level.

The sales price of newly-built commercial housing in third-tier cities changed from a 0.2% month-on-month increase to the same level; the sales price of second-hand housing fell by 0.1% month-on-month, falling for two consecutive months.

  2. The year-on-year increase in sales prices of newly-built commercial housing and second-hand housing in various tier cities has fallen

  According to estimates, in August, the sales prices of newly built commercial housing and second-hand housing in first-tier cities increased by 5.7% and 9.1% year-on-year, respectively, and the increase was 0.3 and 0.9 percentage points lower than the previous month.

The sales prices of new commercial housing and second-hand housing in second-tier cities increased by 4.4% and 3.2% year-on-year, respectively, and the growth rate was 0.3 percentage points lower than the previous month.

The sales prices of newly-built commercial housing and second-hand housing in third-tier cities rose by 2.8% and 1.9% year-on-year, respectively, and the increase was down 0.5 and 0.4 percentage points from the previous month.
