This new type of real estate operation has already aroused the interest of some cities in France. In Nantes and Loire-Atlantique, it is taking shape for the first time. Until June 15, 13 apartments are on sale at prices almost twice below those of the current market: from 152,000 to 215,000 euros for accommodation with balconies ranging from T3 to T5, and particularly well placed. "They will be located on Boulevard Blancho on the island of Nantes, facing the Loire and San Sebastian," says Jean-Noël Freixinos, general manager of Habitat 44. It is a privileged location. "
Two weeks after the launch of the marketing, around forty families showed interest and 19 even made an offer. “Very modest” households (from 2,062 to 3,866 euros monthly depending on the size of the household) who would probably never have been able to submit a file for such a good without this device called “real solidarity lease”, being exclusively reserved for them. The principle: buyers have ownership of the walls but not the land. In addition, they will have to pay rent to the solidarity land organization. A monthly payment which should not exceed, for this pilot operation called "Loire en scène", 15 euros per month.
In Nantes, 300 homes per year
This new system is of interest to communities wishing to keep land under their control in an attempt to fight against real estate speculation and soaring prices. It is also a way of allowing a larger population (sometimes not eligible for the affordable access system) to own property, at a time when “we are more aware than ever of the importance of having a pleasant place where to live ”, according to Philippe Grosvalet, president of the departmental council of Loire-Atlantique. "Housing will retain its vocation of welcoming populations with modest incomes," continues Jean-Noël Freixinos. It can be sold with a limited added value, always subject to means, so that it becomes a savings product. The organization also guarantees its repurchase, as well as a rehousing in the social rental park in the event of accident of the life. "
Nantes Métropole has announced that 300 homes a year could now be affected by this system. Projects are already launched in the Pré Gauchet and Coudray districts in Nantes, but also in Saint-Herblain and Orvault. The departmental council also prepares operations similar to Pornic, Pornichet or Guérande. As for the accommodation on the island of Nantes, which will make up a five-story building, it will be delivered in 2023.
