The sale of homes increased by 3.8% last July in relation to the same month of 2018, to add up to 47,890 operations, the highest figure since May 2008, as reported on Thursday by the National Institute of Statistics (INE) .

With this upturn, home buying and selling returns at positive interannual rates after having declined 9% in June.

The rise recorded in July was a consequence of the increase in operations on used homes by 2.1%, up to 39,354 transactions, and the 12.1% increase in the sale of new homes, up to 8,536 operations, according to Europa Press .

T he 90.9% of the homes transmitted by sale in the seventh month of the year were free homes and 9.1% were protected.

The sale of free homes increased 4.2% in July year-on-year, to add up to 43,512 transactions, while operations on protected homes fell 0.3%, with 4,378 transactions.

In monthly terms (July over June), the sale of homes shot up 16.9% , its biggest rebound this month in the last five years.

ANDALUCÍA, AT THE HEAD OF THE PURCHASES

Last July the largest number of home sales and purchases per 100,000 inhabitants occurred in Comunidad Valenciana (182), La Rioja (149) and Andalucía (147).

Andalusia was the region that carried out the most housing operations in the seventh month of the year, with 9,722 sales, followed by Catalonia (7,775), Comunidad Valenciana (7,192) and Madrid (6,415).

The greatest interannual advances in the sale of homes were recorded in Extremadura (+ 23.4%), La Rioja (+ 22.4%) and Castilla-La Mancha (+ 21.6%). On the other hand, the most pronounced declines were experienced in the Balearic Islands (-21.9%), Comunidad de Madrid (-8.1%) and Cantabria (-7.2%).

THE TOTAL OF TRANSMITTED FARMS IS UP 5.6%

Adding the rural and urban farms (housing and other urban buildings), the farms transmitted last July reached 179,809, 5.6% higher than that registered in the same month of 2018.

4% more farms were transmitted through sales than in July 2018, while donation transfers rose 22.5% and exchanges per swap fell 28.6%. In turn, inheritance operations decreased 0.9%.

According to the INE data, the number of sales of rustic farms rose 4.5% in July, to a total of 11,379 operations, while the sales of urban farms, where homes are included, rose 3.9%, Up to 81,666 operations.

In July, the largest number of farms transmitted per 100,000 inhabitants occurred in La Rioja (809), Aragón and Castilla y León , both with 658.

The largest year-on-year increases in the number of farms transmitted in July were recorded in the Canary Islands (+ 21.4%), Extremadura (+ 15%) and Galicia (+ 14.4%), while the largest decreases corresponded to Navarra (- 28.1%), Balearic Islands (-18.4%) and Basque Country (-3.3%).
