Last year, the national housing sales volume fell to half the level of a year ago.

Concerned about a sharp drop in house prices, the government announced that it would allow multiple homeowners to borrow up to 30% of the house price in regulated areas and significantly increase the scope of deferment of principal payments on mortgage loans.

However, the sense of crisis remains, including the highest number of unsold units in nine years.

Reporter Lee Hye-mi reports.

An apartment in Gwangmyeong, Gyeonggi Province, where the subscription was made last month, recorded a competition rate of 0.97 to 1 in the first place subscription.

Even after all the preliminary winner contracts were completed, there were still stocks, so we recently received an unranked application called 'Jump-Jump'.

[Certified Real Estate Agent: There were many people who thought, 'Is it really necessary to buy a sale?' while coping with the high interest rate of interim payments.]

This apartment in Daegu is also recruited on a first-come, first-served basis, with only 28 applicants applying for 478 households in the subscription.

Last month, the number of unsold apartments nationwide reached 70,000, the highest in 9 years and 4 months.

Although it is not as high as in 2009, when the number of unsold units peaked due to the global financial crisis, the number increased by 10,000 units in one month, a quadrupling in one year, surpassing the 62,000 average number of unsold units that the government considers as a risk criterion.

The construction industry is demanding measures such as the government's purchase of unsold homes, but the government is not at the level of concern right now.

[Won Hee-ryong/Minister of Land, Infrastructure and Transport (Yesterday): I don't think it's a stage where the government has to take on unsold stock.

Just because the number of general unsold units increases does not necessarily mean that they are all in a housing market crisis.]

However, it is worrisome that the number of unsold units after completion, which are classified as malicious unsold units, is increasing.

[Hahm Young-jin/Zikbang Big Data Lab Manager: When the number of unsold homes approaches 80,000 or 100,000 in the first half of the year, it seems that the government should consider policies related to unsold sales.

] There are over 40,000 apartments.
