  The application conditions are mainly: Shenzhen households, social security paid in Shenzhen for 5 years, no self-owned housing, no preferential policies for purchasing houses in this city, no transfer of self-owned housing in this city within 5 years, or division of self-owned housing due to divorce, etc.

  The drafting instructions make it clear that the sales price of joint-property housing is determined based on about 50% of the market reference price at the time of land transfer, and the sales price of a single housing is determined based on the average sales price of the project, combined with factors such as floors and orientations.

  Shared property housing implements property rights shared by shares, and the property rights share of the buyer is determined according to the ratio of the average sales price of the project to the market reference price. In principle, it is not less than 50%, and the property rights share of the same project sold in the same batch is the same; share of property rights.

If it is less than 5 years after signing the sales contract and needs to withdraw, it should apply to the agent holding agency to purchase the individual property rights; if the sales contract has been signed for 5 years, the buyer can transfer the personal property rights to eligible objects or apply for acquisition.
