Are you planning to sell, rent or invest in a home with a poor energy performance diagnosis (DPE) rating?

As the noose tightens around thermal strainers, you better act fast to avoid the coming cleaver.

The classic triptych thus consists of targeting housing insulation, heating and ventilation.

That said, the deal is not the same depending on the type of home and your budget.

We will therefore have to prioritise.

The condominium conundrum

A condominium imposes significant constraints in terms of work since everything related to the common, such as exterior insulation, collective heating and even the installation of a VMC, requires a vote in a general meeting.

"The manual work of the co-owner can be the insulation from the inside, the change of the radiators by so-called intelligent models and the replacement of the openings, windows and doors, on condition of respecting the color code and the materials imposed by the co-ownership", explains Eve Antoine, co-founder of Circuméo, a start-up specializing in the rental investment process.

But be careful, the insulation of the walls will nibble several centimeters of surface, which can lead to a reduction in square meters and therefore in the price of the property... Therefore, you have to think carefully about your work project and get information from the trustee.

As Thomas Charrier, the manager of the real estate diagnosis firm B2I Expertises, partner of Circuméo, points out: "We are not going to advise tackling the interior insulation if the condominium has already planned exterior insulation work by two or three years.

Similarly, with an apartment located upstairs, and which therefore has little surface in contact with the outside, the replacement of radiators and openings can sometimes be enough to raise the level of a poor DPE above the authorized thresholds.

It can then be a lower-cost solution for owners, occupants or lessors, wishing to resell in the short term.

Renovating a long-term pavilion

The logic is different for a detached house.

As part of a medium or long-term vision, it may be interesting to take advantage of the current windfall effect around global renovation to have major work carried out in order to directly earn several letters on your ECD.

"You have to start by insulating the roof and the attic (responsible for 30% of heat loss), then the walls (20 to 25% of heat loss)", explains Nicolas Moulin, the founder of Primesenergie.fr, one of approved sites to finance the works of private individuals thanks to the system of energy saving certificates.

It will also be necessary to replace the old heating system with modern equipment.

"In a very constrained budget, a gas boiler with very high energy performance (THPE) can then suffice", according to the expert.

Finally, adding good ventilation is an effective and inexpensive addition.

With a more comfortable budget, you can also provide for the insulation of low floors and windows and why not opt ​​for a heat pump or a biomass boiler.

But be careful because the bill climbs very quickly!

"On average, it takes between 40,000 and 60,000 € for the overall renovation of a 100 m2 house", specifies Nicolas Moulin.

Take stock of your project

Although the DPE diagnoses the condition of your home, it alone cannot determine the renovation work to be undertaken.

To do this, you can opt for a projected DPE.

More advanced, this version consists of carrying out a simulation of energy gain after construction.

This projection is particularly common in the context of a request for a zero-rate eco-loan.

To go even further, you can otherwise have an energy audit carried out, which will moreover be made compulsory in 2023 as part of the sale of an individual dwelling.

This study makes it possible to identify the sources of energy waste and to assess the amount of improvements to be made.

Focus: What interest in acting?

It is now forbidden to increase the rent of properties being rented classified F or G by the DPE, while it will simply be forbidden to rent or re-let homes with more than 450 kWh of final energy / m² / year on January 1, 2023. The ban will then apply to all accommodation classified G in 2025, then F in 2028 and E in 2034.

At the same time, “green value” is increasingly important when selling real estate.

The DPE score can thus have a real upward or downward impact on the price of your accommodation.

Finally, if nothing is planned for the moment, the idea of ​​increasing the transfer rights of the worst classified homes is also gaining ground among politicians...
