The price of housing continues to rise, but less.

According to the

Housing Price Index

(IPV), the annual variation decreased four tenths in the third quarter of the year, reaching 7.6%.

By type of home, the annual rate for new homes fell two points, to 6.8%, while the change in second-hand homes stood at 7.8%, one tenth less than in the previous quarter.

The data, published this Friday by the

National Institute of Statistics (INE)

, reflect that the third quarter of the year already began to confirm what many reviews take for granted: the moderation of the market, also in terms of prices.

However, with the increase in the third quarter, the price of free housing already accumulates 34 quarters of year-on-year growth, which is equivalent to a little over eight years of continuous increases.

The moderating trend is not only reflected in the annual comparison, but also in the quarterly evolution.

In this sense, the price of housing rose by 1.7% between July and September, two tenths less than in the second quarter and almost one point less than what it increased in the first.

The prices of new construction increased by 0.9% in the third quarter, eight tenths more than in the previous quarter, while the prices of second-hand housing increased by 1.9% between July and September, four tenths less than they did in the second quarter.

In the regional analysis, the annual rate of the IPV decreased in the third quarter in most of the autonomous communities.

The greatest decreases, of 2.6, 2.2 and 1.9 points, occurred in the Balearic Islands, the Region of Murcia and Andalusia, respectively.

For their part, the Communities where the annual rate grew the most were the Basque Country, Extremadura and Catalonia, with increases of 1.3, 1.2 and 0.9 points, respectively.

However, at a quarterly level, the increases are contagious in all the autonomies.

The greatest increases were registered in the Community of Madrid, with a rate of 2.3%;

País Vasco and La Rioja, with an increase of 2.2% in both.

For their part, the Communities where the annual rate increased the least were the Principality of Asturias, the Region of Murcia and Galicia, with a rise of six tenths in the first two and seven tenths in the last.
