With the announcement today (29th), we analyzed how much the reconstructive homeowners are paying.



It is calculated that each house earns an average of 620 million won in profit for a reconstruction complex in Seocho-gu, Seoul.



However, as a result of today's measure, the contribution will be reduced to 74 million won, a quarter of the amount.



Holders of 10 years or more go further down to KRW 40 million.



The main reason for this is that we have changed the excess profit criterion.



Currently, if the profit is less than 30 million won, there is no need to pay the levy, but we plan to raise this standard to 100 million won.



The highest section, where half of the profit is paid as a levy, has been raised from 110 million won to 380 million won.



Long-term holders receive an additional discount, 10% off for holding for more than 6 years, and half off after 10 years.

In the case of Gyeonggi-do, the burden of the excess profit recovery fee for about half of the existing levies has been eliminated.

In the case of Seoul, as you saw in the previous report, the excess profit recovery fee will be lowered to around 10% of the increase in house prices.

And, in addition to this, if you own a house for a long time, it will give you a 50% discount, so in the case of Gangnam, Seoul, the excess profit recovery fee will stay around 100 million won, and those who have owned it for a long time will be limited to tens of millions of won.]

So, even if you build an apartment, you only get a few thousand units a year for general sale and public sale, but the supply effect is insignificant, while the benefits to landlords are too large.]

Since the law was first enacted 16 years ago, there has never been a single instance of imposing a reconciliation levy on reconstruction excess profits until now.
