Sheng Guoqing, chief statistician of the City Department of the National Bureau of Statistics, explained that in July 2022, the number of cities in which the sales price of commercial housing fell in 70 large and medium-sized cities increased slightly.

The sales prices of commercial housing in first-tier cities rose slightly month-on-month, but the year-on-year increase fell.

1. On a month-on-month basis, the sales prices of commercial housing in first-tier cities rose slightly, while second- and third-tier cities showed a downward trend as a whole.

  In July, among the 70 large and medium-sized cities, 40 and 51 cities saw a month-on-month decrease in the sales prices of newly built commercial housing and second-hand housing, an increase of 2 and 3 respectively from the previous month.

  In July, the sales price of new commercial housing in first-tier cities rose by 0.3% month-on-month, a decrease of 0.2 percentage points from the previous month; the sales price of second-hand housing rose by 0.2% month-on-month, an increase of 0.1 percentage point from the previous month.

The sales price of newly-built commercial residential buildings in second-tier cities changed from a month-on-month increase of 0.1% to the same month; the sales price of second-hand residential buildings decreased by 0.2% month-on-month, a decrease of 0.1 percentage points from the previous month.

The sales prices of new commercial housing and second-hand housing in third-tier cities both fell by 0.3% month-on-month, the same rate of decline as the previous month.

2. From a year-on-year perspective, the increase in the sales price of commercial housing in first-tier cities has fallen, and the decline in second- and third-tier cities has expanded

  In July, among the 70 large and medium-sized cities, 48 ​​cities saw a year-on-year decrease in the sales price of new commercial housing, the same number as the previous month; 61 cities saw a year-on-year decrease in the sales price of second-hand housing, an increase of 4 from the previous month.

  In July, the sales prices of new commercial housing and second-hand housing in first-tier cities rose by 3.1% and 0.9% year-on-year, respectively, a drop of 0.2 percentage points from the previous month.

The sales prices of newly built commercial housing and second-hand housing in second-tier cities fell by 0.5% and 2.5% year-on-year, respectively, and the decline was 0.3 and 0.4 percentage points higher than the previous month.

The sales prices of newly built commercial housing and second-hand housing in third-tier cities fell by 3.2% and 3.9% year-on-year, respectively, and the decline was 0.4 and 0.2 percentage points higher than the previous month.
