As interest rates rise, the burden of loan interest is increasing. Banks, in particular, raised interest rates on jeonse loans significantly, and now it has turned to a higher level than mortgage loans.

Reporter Jeon Yeon-nam reports.

Mr. A, a 30-year-old office worker, found a house on a loan while entering the workplace last year.

It was time to prepare whether he renews his contract or moves, but the interest rates on jeonse loans have skyrocketed, raising his concerns.

[Mr. A: Originally, I was wary of finding jeonse unconditionally, but I am still looking at more monthly rentals.

The interest burden is too high, so it may be difficult to raise funds realistically...

.]

At commercial banks, the interest rate on jeonse loans jumped by more than 2 percentage points from a year ago.

Even those with the best credit ratings have to pay the late 3%, the average is 4,5%, and the worst is 6.2%.

Jeonse loans are usually guaranteed by government agencies up to 90%, and interest rates are lower than mortgage loans, but this has been reversed.

Since both loans are based on the Copix index, it is normal for them to behave similarly.

However, it is interpreted that the reason is that the banks put the same amount on the interest rate of the jeonse loan instead of lowering the interest rate for mortgage loans that the authorities are pressured by the authorities.

[Jiyong Seo/Professor of Business Administration at Sangmyung University: The interest rate of Judamdae has recently been on a downward trend as government regulations have been tightened a bit.) Are you encouraging interest rate hikes?

.]

Analysts say that the fact that the demand for jeonse loans only increased by 2 trillion won while the total household loans have been decreasing this year is also the background to which banks are doing business.

As the interest rates on jeonse loans rise like this, it is expected that more and more people will give up on jeonse and move to reversal or monthly rent.
