A recent report by the Bayut.com website, which specializes in real estate research, confirmed that Umm Suqeim is one of the most popular areas in Dubai for housing (rent) during the first months of 2022, due to the abundance of service and recreational facilities in it such as restaurants, schools, hospitals and parks.

According to the report, Umm Suqeim is classified among the high-end residential neighborhoods, because of its luxury villas, high-level facilities and services, as well as its strategic location along the famous “Jumeirah Beach” Street in Dubai, and adjacent to the Jumeirah district on its northern border and Al Sufouh from The south, while Umm Al-Sheif, Al-Manara and Al-Safa are located to the west of the region.

Housing in Umm Suqeim is ideal for lovers of hiking and outdoor activities, as the area is adjacent to Jumeirah Beach, while the area is divided into five sub-communities, which are Umm Suqeim 1, Umm Suqeim 2 and Umm Suqeim 3. Umm Suqeim Street, and Madinat Jumeirah Living.

According to the report, the "Umm Suqeim 1" complex includes many luxury residential properties that combine both modern and old, giving it its own aesthetic, while the rents of villas amount to about 265,000 dirhams annually.

As for the "Umm Suqeim 2" complex, it includes luxury villas and townhouses that meet all tastes, as well as a group of distinctive educational institutions.

The average rent for villas is about 282,000 dirhams annually, with different spaces suitable for medium and large families.

The Bayut.com report pointed to the Umm Suqeim 3 complex, which provides villas with wonderful designs for rent, with an average price of 255,000 dirhams annually, while the options for villas vary between two and six bedrooms.
