Among them, the popularity of new homes in first-tier cities fell by 18.3% month-on-month, second-tier cities fell by 14.1%, and third- and fourth-tier key cities fell by 12.8%.

  The homebuyer confidence index fell slightly.

According to the report, the user confidence index in April 2022 was 104.6, down 1.6% from the previous month.

The index has declined for two consecutive months.

The report shows that 46.9% of the surveyed home buyers believe that the trend of the property market policy in May will continue to remain stable, and 42.2% of the home buyers believe that the property market policy will be slightly relaxed; 53.1% of the home buyers believe that the trend of house prices will continue to remain stable.

  Regarding the current situation of the second-hand housing market, the report shows that the broker confidence index in April 2022 was 91.0, down 12.0% from the previous month.

In addition, 35.4% of brokers believe that the number of second-hand housing listings in May 2022 will increase year-on-year.

  During the month, the online average price of new houses and the listing price of second-hand houses also declined slightly.

The report shows that in April 2022, the average online price of new houses in 65 cities under national monitoring was 17,530 yuan per square meter (RMB, the same below), down 0.09% month-on-month, of which 23 cities saw a month-on-month increase in the average online price of new houses.

  In April, the average price of second-hand housing listings in 65 key cities across the country was 16,903 yuan per square meter, down 0.10% month-on-month. Among them, the average price of second-hand housing listings in 24 cities rose month-on-month. Among the cities that implemented the second-hand housing reference price system, 5 cities were listed. The price showed a downward trend.

From the perspective of housing stock, that month, the number of newly listed second-hand houses in key cities across the country fell by 18.7% month-on-month, and some cities suffered a significant month-on-month decline due to the impact of the epidemic.
