Although the Jeonse loan contributed to the stability of housing for the common people, there was an opinion that the system needs to be overhauled as it also had an impact on the Jeonse deposit and the rise in house prices.

According to the report 'Checking Market Changes Due to Increase in Jeonse Loans' released by the Management Research Institute of KB Financial Group, the balance of the Jeonse loan balance, which stood at only 23 trillion won in 2012, has risen sharply since 2016 along with the rise in the Jeonse price to 180 trillion won at the end of last year. reached the circle.

The proportion of households that took out loans to finance Jeonse also increased significantly from 5.6% in 2012 to 12.2% in 2021.

The research institute analyzed that the Jeonse loan has been used as an important means of support in terms of housing stability for the common people, but as it has become easier to obtain a Jeonse loan, it has also contributed to the increase in the price of Jeonse.

In addition, it was analyzed that the Jeonse loan has raised house prices.

In the report, the research institute said, "The Jeonse loan not only created a favorable environment for gap investment by influencing the increase in the Jeonse price, but also contributed to the increase in housing prices in line with the investment demand to use the Jeonse deposit as leverage while the housing mortgage loan regulations were tightened. acted as a '.

Therefore, the institute advised that it is necessary to expand support such as Jeonse loan for the housing vulnerable, but to reduce side effects such as liquidity expansion caused by excessive Jeonse loan as much as possible.

Specifically, in order to prevent the loss of the Jeonse deposit due to a drop in house prices, if the sales-jeonse ratio is above a certain level (70% or 80%), limit the loan for Jeonse funds, and provide borrowers with income deductions from the Jeonse funds. We proposed a method to induce the repayment of principal and interest, and a method to include the Jeonse loan in the calculation of the total debt repayment ratio (DSR).
