  1月20日公布的五年期的LPR利率下调,不少购房者再次将目光投向房地产市场,关心房贷利率是否发生变化。羊城晚报记者走访发现,当前广州地区银行五年期以上的首套和二套个人住房贷款利率分别按不低于LPR加100BP、120BP(基点)执行。不过就放款速度而言,确实较2021年有所提速。

  首套房贷不低于LPR+100BP

  在不少购房者看来,LPR(贷款市场报价利率)下调,房贷会跟着降低,是否真是这样?事实上,LPR利率是由我国18家报价银行综合考虑资金成本、贷款市场供求、信用溢价所报出来的结果,其他贷款利率可在此基础上加减点生成。这也意味着,5年期以上的LPR调整将会影响房贷。

  不过,对于商业银行来讲,LPR下调并非意味着LPR后面加的基点同步下调。羊城晚报记者走访了广州市内的多家银行发现,目前,广州地区房贷主流利率多为五年期以上的首套和二套个人住房贷款利率分别按不低于LPR加100BP、120BP(基点)执行。

  “这样的利率水平与LPR下调之前并没有明显变化,但确实相较于2021年年中的时候有所下降。”某国有银行广东省分行的信贷人士告诉羊城晚报记者。

  有银行给羊城晚报记者的回复称,定价方面,在符合监管政策要求的前提下,该行根据借款人的信用记录、还款能力、综合贡献以及同业市场定价等因素进行差异化定价,合理确定每笔贷款的具体加点数值,保持个人住房贷款利率水平基本稳定。就该行而言,五年期以上的首套和二套个人住房贷款利率分别按不低于LPR加100BP、120BP(基点)执行。

  “房住不炒”基调不会改变

  “上午网签,下午放款,这速度绝了。”此前有网友向羊城晚报记者爆料称,近期银行房贷的放款速度非常快,自己原本做好了年后再还房贷的准备,没想到放款速度超出了预期。是不是广州地区的房贷真的“松绑”了?羊城晚报记者走访了多位银行业内人士,不过,他们都对此作出否定的表示。
