A private rental apartment in Wirye new town started selling early in less than a year. However, the residents were in an awkward situation as the sale price was raised by hundreds of millions of won without prior notice.

This is a private rental apartment in Wirye New Town, which has been moving in since February of this year.



Unlike other apartments in the vicinity, which proceeded with general sale, the 'conversion to sale after four-year lease' method was adopted, so that the upper price limit was not applied.



However, within 10 months of moving in, the construction company offered a pre-sale price of 1.2 billion to 1.3 billion won, saying that it would switch to pre-sales early.



In the case of another apartment nearby, which proceeded as a general sale and started moving in in May of this year, the sale price was around 700 million won, tied to the sale price ceiling.



The suggested selling price is 600-700 million won higher than the deposits of current tenants.

Tenants complain that they have to give up the sale because the sale price is too high for the early sale without even prior notice.

I am worried that the sale price may rise further depending on the market situation if I cannot participate in the early sale because I cannot raise the cost and wait 4 years.



The construction company said that many of the residents welcomed the early sale, saying that the residents were concerned about the increase in house prices and continuously requested the conversion to early sale.



In addition, he said that the sale price was set at 80% of the surrounding market price after conducting market research several times.



Some point out that the government abolished the apartment rental business system last year, effectively encouraging the construction companies to switch to early sales.
