From June of this year, it is also mandatory to report jeonse or monthly rental contracts. In order to broaden the options of tenants, the government has decided to disclose the transaction information that has been received so far, starting from the Seoul area.

For more details, this is reporter Jeong Da-eun.

<Reporter> On the

10th, the contract for a 76㎡ apartment in Gangnam-gu, Seoul was signed for 577.5 million won.

On the same day, the Jeonse price for the same area on another floor was 900 million won, a difference of more than 300 million won.

It seems to be the difference between a new contract and a renewal contract.

[Certified Broker: You have all the right to request contract renewal. So it's all up to date. I'm not moving So, two years after (renewal), there may be a commotion.] In the

last five months since the implementation of the rental report system in June, a total of 509,000 rental transactions were reported nationwide.

Among them, about 80% of new contracts were about 20% of renewal contracts.

Of the 100,000 renewal contracts, 53.5% used the renewal request right, and 76.3% of the rents were raised to less than 5%.

The Ministry of Land, Infrastructure and Transport is currently disclosing seven items included in the fixed date, such as housing type, contract date, and rent.

The government expects that providing additional information to accurately determine the surrounding market price will increase tenants' bargaining power.

However, it seems unlikely that the expansion of information disclosure will have an immediate effect on the Jeonset value.

[Ham Young-jin/Director of Big Data Lab: Jikbang Big Data Lab: In order to bring the rental market price stabilization, wouldn't this strategy of increasing the bargaining power of tenants by increasing the bargaining power of tenants by supplying sufficient housing and additional supply than now?
