In terms of lease term, the term of the lease contract shall in principle be no less than 1 year and no more than 3 years; after the contract expires, if the occupant still meets the access conditions, the lease can continue.

Except for public rental housing, there is no maximum lease term for other affordable rental housing; if the insured object purchases a house in Shanghai or leaves the city and no longer meets the access conditions, the housing will be withdrawn and used for turnover.

  In terms of rent, the initial price of socially-supplied projects is less than 10% of the rent of rented houses in the same location and market of the same quality. In the subsequent price adjustments, the annual increase will not exceed 5%.

The housing construction and housing management departments will establish a market rent monitoring mechanism, strengthen the overall guidance on the initial pricing and price adjustments of the project, and stabilize the rental price.

In terms of unit types, affordable rental housing is dominated by small units with a construction area of ​​no more than 70 square meters.
