According to a SeLoger study unveiled exclusively by Europe 1, the French people's real estate purchasing capacity fell between 2015 and 2021. Prices have indeed increased by 12% on average, and cities like Paris or Bordeaux are more affected than others. At the microphone of Romain Desarbre in Europe midi, the spokesperson for SeLoger still points to a gain in purchasing power in more modest cities.

It is more and more difficult to own your home. According to the SeLoger study unveiled exclusively by Europe 1, the amount of the purchase of a property is 12% higher in 2021 compared to 2015. This represents a "considerable" sum, admits Séverine Amate, spokesperson for the group. Concretely, for an apartment of 100 square meters, the customer loses 12 square meters. “In six years, prices in 34 cities of France with more than 100,000 inhabitants have increased by more than 11%, and we even note more extensive increases in the West,” notes the spokesperson for SeLoger on Europe 1.

In the Greater West, the cities of Angers (+ 56%), Nantes (+ 48%), Rennes (+ 46%), Brest (+ 39%) or even Bordeaux (+ 49%) experienced the biggest increases in house prices in six years.

"Villeurbanne, near Lyon, is not left with + 40%, and Paris either with 36% increase", continues Séverine Amate.

Rising property prices cause the prices of other monthly costs to rise, such as insurance, credit interest, or transfer taxes.

On average according to SeLoger, you have to spend 265,500 euros to acquire a property in the old one.

To buy a 60 square meters in Paris, the SeLoger group estimates that it is necessary to touch "9,500 euros net per month", informs Séverine Amate.

In Lyon and Marseille, it is significantly less, but prices remain high.

"In Lyon, we are at 7,200 euros net per month, and in Marseille, 5,400 euros. The prices are below the monthly payments, which are still higher than what they could be six years ago. years, ”she explains.

Purchasing power gain in a few mid-sized cities

Despite the soaring real estate prices, there is, however, good news, Séverine Amate assures us.

"There are cities where we gain purchasing power," she says on Europe 1. "The increases in monthly payments are taking place everywhere, but are not as exponential everywhere. So, we gain power. purchase in particular in Perpignan, Toulon, Grenoble or Le Havre where, indeed, for the acquisition of a 60 square meters, it is more interesting in 2021 than in 2015 ", estimates the spokesperson of SeLoger.

Cities that could therefore benefit in the future from these lower prices to attract new inhabitants.
