Sejong City, which had the highest rate of increase in apartment prices in the country last year, showed the opposite trend this year and fell for seven consecutive weeks.



According to the real estate agency statistics, apartment prices in Sejong rose 44.93% last year, recording the highest rate of increase in the country.



Last year, as the debate over the need to relocate the administrative capital centered on the ruling party accelerated, the influx of speculative demand was a major factor.



However, this year, the rise in apartment prices began to slow, and then reversed to a decline from the third week of May.



In particular, from the fourth week of July, it has been on a downward trend for seven consecutive weeks (-0.09%→-0.06%→-0.15%→-0.06%→-0.02%→-0.01%→-0.05%).



The cumulative increase in Sejong apartment prices up to the first week of September this year was 2.19%, the lowest among 17 metropolitan cities and provinces nationwide.



This is one-sixteenth of the cumulative increase rate (35.88%) during the same period last year.



An official from the Real Estate Agency explained, "The National Assembly Act amendment bill to establish a branch of the National Assembly in Sejong City has recently passed the general meeting of the National Assembly Steering Committee, so expectations for an increase in apartment prices are still high, but it has not led to an actual price increase." I did.



He analyzed that "the factors that contributed to the fall in apartment prices were the fatigue from the short-term price surge last year and the increase in the number of move-ins this year in Sejong City."



The number of apartments in Sejong will increase from 5,655 households last year to 7,668 households this year.



In addition, as the government announced on the 30th of last month that it would create 6,000 households in Yeongi-myeon and 7,000 households in Jochiwon-eup as a follow-up measure to the 2nd and 4th measures, supply is expected to increase further.



Therefore, it is expected that the downward trend of apartment prices in Sejong will continue for the time being.
