A recent report by Bayut.com stated that the most popular commercial areas for rent in Dubai are: “Business Bay”, “Al Quoz”, “Jumeirah Lakes Towers”, “Deira”, “Bur Dubai”, “Sheikh Zayed Road”, “ Dubai Investment Park, ”International City,” “Al Qusais,” and “Jumeirah,” based on the results of searches on the site for the past 12 months.

"Commercial gulf"

The report added that Business Bay has many advantages, which made it the most popular commercial area for rent in Dubai.

The area includes multiple options of offices, at an average rent of 74.58 dirhams per square foot, and there are shops at an average rental rate of 125.72 dirhams per square foot.

Al Quoz area

Al Quoz comes in the second place, and is divided into several commercial and residential sectors. The residential sectors are located in the northeastern side, while the commercial complexes are located towards the southwest.

Al Quoz embraces the “Al Serkal Avenue District”, which is a central location for art and design in the emirate. This industrial zone is also home to a large group of factories and companies, car showrooms, and workers' accommodation.

Al Quoz is one of the best areas for renting warehouses in Dubai, as the average rent is 31.11 dirhams per square foot, while shops average 140.69 dirhams per square foot, and offices are 73.51 dirhams per square foot.

"JLT"

The Jumeirah Lake Towers (JLT) area is an ideal choice for many, as it is distinguished by its towers that overlook an artificial lake, and the area is one of Dubai's best residential and commercial areas, and is a distinctive business center in the emirate.

The average rent for offices in the area is 63.10 dirhams per square foot, and for shops, 116.44 dirhams per square foot.

Bur Dubai and Deira

Deira comes in fourth place, and it includes a group of the most popular ancient Dubai markets of heritage and tourism importance, including the Gold Souk.

The average rent for the shops is 133.12 dirhams per square foot, offices 72.63 dirhams per square foot, and warehouses are available at an average rent of 30.56 dirhams per square foot.

As for Bur Dubai, it includes a large number of museums and archaeological and historical sites, such as the Dubai Museum, the Shindagha neighborhood and the historic Al Fahidi neighborhood. The average rent for offices in the area is 94.83 dirhams per square foot, shops are 119.20 dirhams per square foot, and warehouses are 17.56 dirhams per square foot.

Least Requested

There are five other important areas, but they are less demanding because of their high prices, or the scarcity of offices in them, including Sheikh Zayed Road, which has an average office rent of 104.28 dirhams per square foot, commercial shops 198.63 dirhams, and 39.43 dirhams for warehouses.

As for the Dubai Investment Park area, the average price per square foot in it for offices is 52.21 dirhams, for commercial shops, 66.82 dirhams, and for warehouses, 23.75 dirhams.

As for the International City, the price of renting a square foot for offices was recorded at 52.47 dirhams, 50.27 dirhams for shops, 29.88 dirhams for warehouses, while Al-Qusais recorded an average of 64.61 dirhams per square foot for offices, 110.16 dirhams for commercial shops, and 31.74 dirhams for warehouses.

In turn, the Jumeirah area recorded an average rental price for offices at 96.28 dirhams per square foot, and for commercial shops at 141.96 dirhams.
