Among apartment jeon and monthly rent transactions in Gwanak-gu, Seoul, the proportion of monthly rent and half cheonsei transactions, which requires a fixed monthly rent, was 26.7% in June last year.

However, it surpassed 40% in three months.

The same is true of Seo-gu Gang.

The share of monthly rent and anti-jeon tax, which was 27% of all lease transactions in June last year, was 57.8% last month, more than half.

For nine months from August last year, when the 3rd Lease Act was in full force, it was found that 34.1% of contracts for rent or reverse tax accounted for 34.1% of all apartment rental and monthly rental transactions in Seoul.

This is an increase of 5.7%P compared to the previous nine months.

As many tenants exercised the right to apply for contract renewal, which could extend the rental contract of the existing private house for another two years, the amount of jeonse decreased and the price increased significantly.

The number of landlords trying to convert the jeonse into monthly rent increased, and the rental market quickly reorganized into monthly rent.

[Chang-moo Lee/Professor of Hanyang University's Department of Urban Engineering: (Rental Fees) The volatility of the rise makes it difficult to adjust the jeonse. .] The

low interest rate trend continues and the increase in the number of landlords who pay rents and pay taxes as the burden of ownership tax increases.

The government emphasized that the rental market is stabilizing, but the burden on new tenants has increased due to the decrease in cheonsei volume and the increase in rental fees.

The government explained that when the jeon and monthly tax reporting system begins in June, a more accurate trend will be grasped.
