2nd candidate site for the Seoul city public housing complex project, the core project of the 2nd and 4th supply measures, was announced.

The plan is to supply new homes with a size of 13,000 households by developing high-density low-rise residential areas with severe deterioration and station zones in 13 locations, including Gangbuk-gu and Dongdaemun-gu.

There were 13 locations in total, 11 locations in Gangbuk-gu, Seoul and 2 locations in Dongdaemun-gu, Seoul.

Among these, eight high-density developments in the station area include the station area in Mia Station in Gangbuk-gu or the Yongdu-dong Station area near Cheongnyangni Station in Dongdaemun-gu.

Five projects were selected for the development of old low-rise residential areas, including Suyu 12 District, Gangbuk-gu.

[Kim Su-sang/Ministry of Land, Infrastructure and Transport Directorate: The estimated supply volume through the 13 candidate sites selected this time is about 12,900 units, and if the announced candidate sites are accumulated, about 65,000 units can be supplied from the city center. It

is explained that the floor area ratio increases by an average of 56% points compared to the existing private development, by an average of about 34% for each area, and the landlord's return on landlords is also improved, thanks to the benefits of public maintenance projects.

The area selected this time will be designated as a planned district from July if 10% or more of the land owners agree through a resident briefing session, and if more than two-thirds of them agree within one year, the project will be confirmed as the district designation.

Among the 21 first candidate sites announced last month, three sites, including Ssangmun-dong, Dobong-gu, met the requirements for designation of the planned districts with the consent of more than 10% of residents.

The government plans to block the inflow of speculative demand by separately investigating unusual transactions and asking the police to investigate if the candidate site is designated as a prospective business district.
