Land sales in 50 cities exceeded 700 billion in the first quarter

Statistics from Centaline Real Estate Research Center show that as of March 31, land sales in 50 cities amounted to 702.099 billion, a year-on-year increase of 26%, setting a new record.

  Specifically, among the 50 cities, in the first quarter, Shanghai sold more than 90 billion land, with the most revenue; Hangzhou followed closely, with more than 70 billion land sales; Guangzhou, with more than 30 billion land sales, ranked third.

In terms of land sales revenue growth rate, Wuxi saw the fastest growth rate, with a year-on-year increase of 5292.97%.

  In addition, data shows that in the first quarter, there were Shanghai, Hangzhou, Guangzhou, Beijing, Chengdu, Ningbo, Wuhan, Nanjing, Suzhou, Zhengzhou, Dongguan, Wenzhou, Tianjin, Xi’an, Changsha, Shaoxing, Fuzhou, Wuxi, Nantong, Foshan, Chongqing The income from land sales in 21 cities exceeds 10 billion.

  Zhang Dawei, chief analyst of Centaline Property, told a reporter from Sino-Singapore Jingwei that, as a whole, the news of selling land three times a year has gradually begun to affect the land market. In March, the supply of land markets in various places decreased. It is expected that April may blow out, but land prices are still high.

  Yan Yuejin, research director of the Think Tank Center of the E-House Research Institute, predicts that the subsequent active market conditions in cities and towns are related to the mentality of real estate companies.

On the one hand, the policy of centralized land supply in first- and second-tier cities has been implemented one after another, and the opportunities for land acquisition objectively increase.

On the other hand, from the perspectives of the cost of acquiring land and the "three red lines", some real estate companies may place more emphasis on acquiring land in third- and fourth-tier cities. After all, the total land price is relatively low.

However, regardless of the mentality of real estate companies, it is expected that the pace of local government land supply this year will accelerate, which will objectively have a positive effect on the active land transaction market.

  The Shell Research Institute believes that the "two concentrations" on the land side will accelerate the pace of landing in 22 cities, which will have a more profound impact on the market.

In the next step, the driving force for the overall sharp rise in the land market in hot cities will weaken.

12 real estate companies with over 10 billion land acquisitions

  In terms of land acquisition by real estate companies, statistics from the Centaline Real Estate Research Center show that in the first quarter, 12 real estate companies acquired more than tens of billions of land.

  Specifically, Greentown China, Poly Development, C&D, China Merchants, Sunac China, and Vanke have all acquired more than 20 billion land.

China Resources Land, Overseas Development, Greenland Holdings, Binjiang Real Estate, Country Garden, and New Town Holdings have all acquired more than 10 billion land.

  According to Zhang Dawei's analysis, in early 2021, the overall real estate companies are still active in acquiring land, especially the difficulty of financing, the full recovery of the economy, and the relatively loose funds, the enthusiasm of real estate companies in acquiring land has gradually increased, and land transactions with high premium rates have once again occurred in many places. The land market The popularity continues to increase.

Markets in various regions continue to recover. At present, it seems that most cities have gradually returned to the average level before the epidemic, and real estate companies are actively replenishing inventory.

  From the perspective of real estate financing, data from the China Index Research Institute shows that in March 2021, compared with overseas bonds, real estate companies issued more domestic credit bonds for market financing.

Specifically, the scale of real estate credit bond issuance in March was 71.441 billion yuan, a significant increase from 19.071 billion yuan in February.

From the perspective of financing costs, the financing costs of credit bonds have declined, among which the average interest rate of credit bonds was 4.51%, a decrease of 0.81 percentage points from the previous month.

  In Zhang Dawei's view, although the epidemic has a great impact on the capital chain of real estate companies, the difficulty of domestic financing has decreased, and the enthusiasm of some companies to acquire land has once again increased.
