China News Agency, Beijing, February 19 (Reporter Pang Wuji) Unlike previous years, new first-tier cities such as Chengdu and Hangzhou have become popular cities for home buyers during the Spring Festival of 2021.

According to the data released by the Shell Research Institute on the 19th, after calculating the actual transaction data of second-hand housing in 126 cities in China (except first-tier cities) from February 1 to 17, it was found that Chengdu, Xi’an, Suzhou and Tianjin were taken as In the new first-tier cities represented, the transaction enthusiasm during the Spring Festival was significantly higher; at the same time, transactions in the third- and fourth-tier cities tended to be cold, and the phenomenon of urban differentiation was more obvious.

In the past few years, the flow of people returning home during the Spring Festival will also bring a wave of concentrated house purchases to second-, third- and fourth-tier cities (especially third- and fourth-tier cities and small counties).

However, the main force of returning home to buy property this year has shown signs of shifting to new first-tier cities.

The 2021 Returning Home Property Report issued by the Shell Research Institute shows that in 2021, the popular cities with higher willingness to return home to buy property include Chengdu, Hangzhou, Wuhan, Changsha, Zhengzhou and Nanjing.

The new first-tier cities have become the absolute main force.

The actual statistics of the agency found that during the Spring Festival, the cities with high real estate transactions include Chengdu, Xi'an, Suzhou, Tianjin and Hefei (excluding first-tier cities).

Among them, 14 cities are not only among the most popular cities with high willingness to return home to buy a home, but also among the top 20 second-hand housing transactions during the Spring Festival. The two are roughly in line.

For example, the actual transaction heat and willingness to return home to buy a home during the Spring Festival of the Chengdu property market are both at the forefront.

During the Spring Festival, the housing market in first-tier cities not included in the statistics has not diminished.

According to data released by the Crane Research Center a few days ago, Beijing, Guangzhou, and Shenzhen in the first-tier cities have continued their pre-Chinese New Year enthusiasm. The cumulative trading volume of the two-week Chinese New Year (February 4th to February 17th, 2021) is higher than that of 2020 and 2019. The year-on-year rises all exceeded 45%, setting a new record high in the same period of the Spring Festival in three years.

In addition, the Crane Research Center stated that the third- and fourth-tier cities along the southeast coast, such as Wenzhou, Foshan, Huai'an, Putian, Dongguan, and other places, also maintained active property transactions.

Take Dongguan and Foshan as examples. These two cities are regarded as “workers’ paradise”. Apart from Guangdong province, migrant workers are mainly distributed in Guangxi, Hunan, Jiangxi and other provinces. This year’s “In-situ Chinese New Year” initiative led A batch of concentrated releases of demand for self-occupation have resulted in significantly better transactions during the Spring Festival in the two places than in 2020 and 2019.
