A recent report by Dubizzle and Bayut, which specializes in real estate services, stated that the areas of Ajman witnessed a collective decline during 2020 compared to 2019, as the decrease in rental values ​​was evident in most areas.

According to a report obtained by Emirates Today, the "Al Nuaimia" area topped the list of the most sought-after residential areas when searching for apartments for rent in Ajman, due to the decrease in the average annual rental value in 2020, and for various housing units, followed by Al Rashidiya and then Al-Jurf, and the Emirates City and Al Mowaihat regions, recorded the lowest rental value of a studio apartment at a value of 13,000 dirhams.

The average rental value of the "studio" in the "Al Nuaimia" area was about 15 thousand dirhams per year, a decrease of 6.3% from the year 2019, while the apartment consisting of one room and a hall reached 19 thousand dirhams annually, a decrease of 9.5%, and for the apartment consisting of two rooms and hall 29 1,000 Dhs, a decrease of 9.4%.

In turn, the average rental value of the studio in “Al Rashidiya” decreased by 6.3%, to become 15,000 dirhams annually, while the rental value of an apartment consisting of one room and a hall decreased by 13% to record 20 thousand dirhams annually, and for an apartment consisting of two rooms and a hall 6.7% to record 28 thousand Dirhams annually.

In addition, the “Al Jurf” area ranked third among the most sought-after areas for leasing in Ajman, at a time when the region witnessed a decrease in the rental values ​​of all its properties. And a hall of 20 thousand dirhams, a decrease of 4.8%, and for a two-bedroom apartment and a hall of 26 thousand dirhams, a decrease of 3.7%.

The average rental value in the "Emirates City" decreased by 13.3% for studios, to 13,000 dirhams annually, for a one-room apartment by 5.9%, to 16,000 dirhams annually, and for a two-room apartment with a hall by 4.8%, to become 20 thousand dirhams.

The rental values ​​also decreased in the "Downtown" area, with the studio registering a decrease of 6.3% to 15,000 dirhams annually, the one-room apartment by 9.1% to 20 thousand dirhams annually, and the two-room apartment by 6.5% to 29 thousand dirhams annually. .

The other regions witnessed a slight decrease, such as the “Rawda” area, in which the average rental value of the studio decreased by 7.1% to 13 thousand dirhams annually, while in the Al-Mowaihat area, it decreased by 13.3% to 13 thousand dirhams annually.

As for the "Rumaila" region, the average studio rent has stabilized at 14,000 dirhams annually, but there has been a decrease in the rental values ​​of the one-room and two-bedroom apartments.
