In order to encourage the French to more energy sobriety, the legislator has required condominiums to individualize consumption.

This is to inform the occupants of their readings.

Meter or distributor

After seven years of legislative battle, the death knell for collective heating finally sounded in 2019, when the state left two choices of equipment to buildings.

In the best case, individual thermal energy meters have been installed, in order to determine the amount of heat supplied by each apartment.

In view of the high cost of such a project, the possibility was given to opt for heat distributors, in order to measure the heat consumption at each radiator.

However, the deadline for installing all of these devices was set for October 25, 2020. With a few exceptions, justified by financial or technical difficulties, the majority of buildings now individualize the heating consumption of their residents. .

A statement every six months

After years of sharing the overall bill according to the premiums held by each owner or in proportion to the surface area of ​​the accommodation, some occupants may have unpleasant surprises.

To limit the financial impact of this measure and allow the most energy-hungry to temper their thermostat as quickly as possible, the legislator has implemented a reinforced information obligation.

the Official Journal

of July 21, 2020 which sets the timetable in this matter.

Since October 25, 2020 and until the end of 2021, the property manager must provide each co-owner with an assessment of the consumption of the quantity of heat, cold and domestic hot water in their home every six months.

The deadline can be reduced to three months at the request of the owner.

From January 1, 2022, this information must be sent every month.

Note that the lessor must notify his tenant of his consumption according to an identical schedule.
