Integrated public lease is a new rental housing in the form of unified construction public leases such as existing happiness housing, permanent leases, and national leases, and the government has expanded the income standard and equilibrium for tenants to live. We are working on making it a'Quality Lifetime Home'.



Supply equilibrium is proportional to the number of household members.



It supplies 26㎡ for single-person households, 36㎡ for 1-2 people, 46㎡ for 2-3 people, 56㎡ for 2-4 people, 66㎡ for 3-4 people, 76㎡ or 84㎡ for 4 or more people. .



If you move into an integrated public lease with only two couples for the first time, you will move into a 36㎡ or 46㎡ house.



However, if you have children and your family grows, you will be able to move it to an 84㎡ house that is 30 pyeong.



When you first move in, it is not impossible to move into a house with a large area compared to the number of household members.



However, in this case, the rent will be increased.



Currently, it is not easy to move to another house once you move into a public lease.



According to the internal guidelines of the Korea Land and Housing Corporation (LH), when the number of households for public leases such as national leases increases, they can be registered as the lowest priority among prospective tenants of a larger housing in the current complex, but they are not widely used.



However, the need to actively respond to changes in the number of residents has increased as the total residence period of the integrated public rental housing has been set for a maximum of 30 years and the balance has also increased to 84 square meters (30 pyeong).



An official from the Ministry of Land, Transport and Maritime Affairs said, "Since the integrated public rental has made all types of rental into one type, it is possible to move to a different area according to the change in the number of households." I'm trying to find out," he explained.



The government plans to increase its public lease inventory to 2.4 million households by 2025 while supplying 63,000 medium-sized leases.



Housing structures are also being developed to provide quality lifelong housing.



LH is developing LHSP (Low Cost & High Quality Structural Platform), a new housing construction technology to build high-quality and low-cost houses from 26㎡ to 84㎡.



Originally, public leases were mostly wall-type structures that support loads with walls, but LHSP technology is said to be in the form of grafting the existing wall-type structure with a ramen structure that supports loads with columns like office buildings.



It is much stronger than a simple wall structure and has less noise between floors, and above all, it is highly variable and expandable.



Through this, for example, it is possible to remodel two 36㎡ houses for one or two people to form a 72㎡ medium-sized house if necessary.



In a situation where it is difficult to predict how the number of tenants will change in the future and the demand for each region, the purpose is to simply increase the mid-sized homes through internal remodeling as needed, or to divide the mid-sized into small homes.
