According to the website of the National Bureau of Statistics, Sheng Guoqing, a senior statistician from the City Department of the National Bureau of Statistics, recently interpreted the statistical data on the changes in the sales prices of commercial residential buildings in September 2020.

Sheng Guoqing pointed out that in September 2020, all localities will continue to insist on the positioning of houses for living, not for speculation, fully implement the main responsibility of the city, focus on stabilizing land prices, housing prices, and expectations, and promote the stable and healthy development of the real estate market. The increase in real estate market prices in large and medium-sized cities fell slightly.

  Sheng Guoqing said that the month-on-month increase in the sales prices of newly-built commercial housing and second-hand housing in various tier cities fell or was the same as last month.

In September, preliminary estimates showed that the sales price of newly-built commercial residential buildings in 4 first-tier cities rose by 0.4% month-on-month, and the rate of increase was 0.2% lower than the previous month.

Among them, Beijing, Shanghai, Guangzhou and Shenzhen rose 0.3%, 0.5%, 0.6% and 0.4% respectively.

The sales price of second-hand housing increased by 0.9% month-on-month, and the increase was 0.1% lower than the previous month.

Among them, Beijing, Shanghai, Guangzhou and Shenzhen rose 0.4%, 1.0%, 0.7% and 1.1% respectively.

The sales prices of newly built commercial housing and second-hand housing in 31 second-tier cities increased by 0.3% and 0.2% respectively from the previous month, and the increase was 0.3 and 0.2 percentage points lower than the previous month.

The sales price of newly built commercial housing in 35 third-tier cities rose by 0.5% month-on-month, and the increase was 0.5 percentage points lower than the previous month; the sales price of second-hand housing rose by 0.6% month-on-month, the same as the previous month.

  According to Sheng Guoqing's analysis, the sales prices of new commercial housing and second-hand housing in second- and third-tier cities continued to fall in year-on-year growth.

In September, preliminary estimates showed that the sales price of newly built commercial housing in first-tier cities increased by 3.9% year-on-year, the same rate as the previous month; the sales price of second-hand housing increased by 7.4% year-on-year, an increase of 0.5 percentage points from the previous month.

The sales price of new commercial residential buildings in second-tier cities rose by 4.8% year-on-year, 0.2 percentage points lower than the previous month; the sales price of second-hand residential buildings rose by 2.0% year-on-year, the same rate as the previous month.

The year-on-year increase in the sales prices of newly-built commercial housing and second-hand housing in second-tier cities has been the same or has fallen for 17 consecutive months.

The sales prices of newly-built commercial housing and second-hand housing in third-tier cities increased by 4.4% and 1.7% year-on-year, respectively, and the increase rate dropped by 0.1 percentage point from the previous month. Both were the same or declined for 18 consecutive months.
