You may think that no matter how high the price of the property is, it is impossible to exceed the price of the house, but in some parts of the Seoul metropolitan area, such a property is actually appearing.

Reporter Han Se-Hyun reported on why this is happening and how it is possible.

This 84㎡ apartment in Namyangju, Gyeonggi-do was sold for 330 million won at the end of August.

However, the same area recently came out for 380 million won for charter sale.

[Kim Eun-suk·Jin Seo-yoon/Namyangju, Gyeonggi-do: It has become a really'precious charter', and only 50% of the loan comes out as we are tied to the control area.

The jeonse loan is 70~80%, so those who have insufficient funds go to the jeonse.] There

are similar apartments in Paju.

The rental price for this apartment 84㎡ is 5 million won more than the sale price at the end of last month.

This is the effect that expectations for a rise in house prices have declined as jeonse prices continue to rise due to intensified jeonse shortages after the revision of the Lease Protection Act.

Considering the increased tax burden, such as acquisition tax and ownership tax, jeonse is less expensive for housing.

However, the phenomenon that the jeonse price approaches or exceeds the sale price is a limited phenomenon in some regions with high demand for subscriptions, such as some mid- to low-priced apartments that have not yet high expectations for an increase in house prices, as well as the 3rd new city planned site.

[Lim Byeong-cheol/Senior Researcher Real Estate 114: The location requirements for the 3rd new town are good, and as the supply is relatively inexpensive, the demand for staying in jeonse rather than trading is increasing.]

Last month, the nationwide rental

price was

5 years 5 years after 2015

.

The biggest rise in months.

It is possible that the gap between the trading price and the jeonse price will continue to narrow as the moving season in the fall will close.

The government also decided to take additional countermeasures, seeing that the rise in jeonse prices would not be easily broken.
