From the 29th of this month, the rent to cheonsei ratio, which is the ratio applied when converting the deposit to monthly rent, will decrease from 4% to 2.5%.



According to the Ministry of Land, Infrastructure and Transport on the 22nd, the enactment decree of the'Housing Lease Protection Act' revised based on these contents passed the State Council meeting.



The revised enforcement decree, which passed the state council meeting, is scheduled to take effect on the 29th after the president's approval and promulgation.



The rent to cheonsei ratio is the calculation rate applied when all or part of the cheonsei deposit is converted to monthly rent.



Conversely, it does not apply when changing monthly rent to jeonse.



The Ministry of Land, Infrastructure and Transport said, "There were many opinions that the rent to cheonsei ratio is too high given the current market interest rate, and that it is necessary to adjust it down to ease the burden of housing expenses for the common people."



For example, if jeonse for 500 million won is lowered to 300 million won and the rest (200 million won) is converted to monthly rent, if the rent to cheonsei ratio is 2.5% applied, the monthly rent is 200 million won X 2.5%/12, that is, It is about 416,000 won.



In addition, the right to access rental information is expanded to prevent the landlord from refusing a tenant's renewal request for false reasons.



If the landlord refuses to renew because of his actual residence, the tenant can view the rental information status of the house even after the tenant moves out so that the tenant can check whether the landlord actually resides or leases to a third party.



The Housing Lease Dispute Mediation Committee is expanding from 6 to 18.



Until now, only the Legal Aid Corporation has operated the Dispute Mediation Committee, but the Korea Land and Housing Corporation (LH) and the Korea Appraisal Board are also added as operating agencies.



This year, committees will be added to six locations: Incheon, Cheongju, Changwon (LH), northern Seoul, Jeonju, and Chuncheon (Korea Appraisal Board).



Next year, six committees will be established in Jeju, Seongnam, Ulsan (LH), Goyang, Sejong, and Pohang (Korea Appraisal Board).
