Recently, as house prices have continued to rise and leased rental prices have risen sharply, it has been shown that the buying trend is rushing to multi-family and row houses, which are cheaper than apartments.

According to the Seoul Real Estate Information Plaza, the number of multi-family and row houses sold in Seoul last month was 7,5, the highest since April 2008 (7,686).

This is the first time in 12 years and 3 months that the sales volume of multi-family and row houses has exceeded 7,000.

Sales of multi-family and row houses this year were 3,840, 4,800, 3,609, 4,61, and 4,665 from January to May, which was less than 5,000, but increased significantly to 6,328 in June. Last month, there were also over 7,000 cases.

As for the July contract, the filing deadline (30 days) is still more than 10 days left, so the number of sales in the past month is expected to increase further.

In terms of classification, there were a lot of transactions in the outskirts of Seoul, including 814 cases (11.6%) in Eunpyeong-gu and 798 cases (11.4%) in Gangseo-gu, followed by Yangcheon-gu (500 cases, 7.1%), Gangbuk-gu (434 cases, 6.2%), and Guro-gu. (379 cases·5.4%) followed by Songpa-gu (377 cases·5.4%).

The rapid increase in the sale of multi-family and row houses is attributed to the confluence of real demand and investment demand.

Lee Mo (35), who signed a villa in Yeoksam-dong, Gangnam-gu last month, said, "I was looking for a honeymoon house close to my wife's workplace, and this apartment was too expensive to rent, so I turned to a new villa." The location is good and there is no big difference in the trading price or the total price, so I bought it for the purpose of living."

As the government's real estate regulations are concentrated on apartments, there is also demand for investment that has turned its attention to multi-family and row houses.

In the June 17th measure, the government restricted loans for cheonsei loans to apartments of 300 million won or more in regulated areas, but multi-family and row houses are not covered, so'gap investment' is still possible through cheonsei loans.

In addition, in the July 10 measures, the registration system for the housing rental business was decided to be revised significantly, but investment demand is likely to shift as multi-family houses, villas, studios, and officetels have decided to maintain tax benefits as they are.

Real demand and investment demand are driving together, and the prices of multi-family and row houses are also rising.

In the case of 68.41㎡ (30.98㎡ of land area) exclusively for World Cup Parkville in Samjeon-dong, Songpa-gu, it was traded at 410 million won (5th floor) on the 3rd of last month, and then sold for 453 million won (3rd floor) on the 23rd of the same month.

The area of 48.96m2 for exclusive use of the Hanshin Villa in Jeungsan-dong, Eunpyeong-gu, was sold for 390 million won (3rd floor) on the 15th of last month, followed by 505 million won (2nd floor) on the 24th of last month.

Dae-Jung Kwon, professor of the Department of Real Estate at Myongji University, said, "The low interest rate and abundant floating funds are relatively unregulated in multi-family, alliances, studios, officetels, etc., and the demand for investment rises, so the price rises." "As we live a lot, we need to look into whether additional measures are needed."

KB Kookmin Bank's senior expert real estate expert Park Won-gap said, "As abundant liquidity flows in the market to avoid regulations and the price of mid- to low-priced apartments in the outskirts of Seoul continues to rise, some end-users who are tired of this may show interest in multi-generational alliances." Housing is not as smooth as an apartment, so the price increase will be limited,” he predicted.

After the government announced that it will actively promote public redevelopment in the New Town off-site in the August 4 supply plan, investors are also looking to purchase multi-family and row houses in the region.

Seongbuk-gu, Seongbuk-dong, A certified representative, said, "After the public redevelopment talks, investors started calling again to find a sale. The old villas and other properties are in a rare condition and the price has risen a lot."
