According to the Financial Services Commission and the financial sector, the government lowered the guarantee limit on all household loans to one homeowner of HUG, a public guarantee institution, to 200 million won through real estate measures released on the 17th.

This was adjusted to the same level as the guarantee limit (200 million won) of another public guarantee institution, the Housing Finance Corporation (HF).

In the past, the guarantee limit of the Housing City Warranty Corporation was 400 million won in the Seoul metropolitan area and 320 million won in the province.

Financial authorities believe that there are many cases in which they make use of these loans to make a gap investment while living on a charter basis.

In order to block the possibility of such a gap investment, it was decided to unify the ceiling on the loan guarantee for all households to 200 million won.

The regulation will be implemented soon after the provisions of the House City Guarantee Corporation's internal regulations.

The problem is that the guarantee limit of SGI Seoul Guarantee, a private guarantee institution, is still 500 million won.

If you want to get a loan from the bank, you only need to get a loan from the previous generation in one of three places: Housing Finance Corporation, Housing City Guarantee Corporation, and SGI Seoul Guarantee.

As a result, there is concern that there may be a demand to take advantage of regulatory gaps during the guarantee period to start a gap investment.

It is pointed out that it is also possible to start a gap investment while drawing the maximum amount of extra money while turning a charter with a loan guarantee of less than 500 million won from SGI Seoul Guarantee.

The government is also aware of this regulatory gap and asked SGI Seoul to cooperate with the government to reduce the guarantee limit for the previous generation.

However, as it is a private guarantee institution, it is not possible to force participation in the regulation.

In the market, it is expected that SGI Seoul's warranty will help reduce some of the warranty limits, but will not fall to 200 million won.

Previously, when the government restricted the guarantee of the rental of households for more than 900 million won, SGI guarantee insurance has been participating since January, about two months behind public guarantee institutions.
