Developing a financing project for the construction of a house is not an easy task. Especially since multiple additional costs increase the cost of the work. To avoid being overwhelmed, you should anticipate these additional expenses.

Taxes at all levels

When buying a plot, you must pay its price but also the possible commission of the real estate agent who found it, as well as the “notary fees” (which essentially come down to State) corresponding to approximately 9% of the acquisition price, or just over 6,300 euros for land obtained at 100,000. Similarly, when filing the building permit, you will have to pay the development tax. Its calculation depends on the area of ​​your future home and the rate applied by communities. For example, the state services in the Tarn indicated a tax of around 5,000 euros in 2018 for an individual pavilion of 150 m2 with two outdoor parking spaces. A simulator is available on the website of the Ministry of Territorial Cohesion. Another tax, less known, is backed by this taxation and obeys the same methods of calculation: the preventive archeology charge, applicable for any construction with foundations. However, its amount is limited to a few hundred euros.

Expensive servicing

Once the land is acquired, there is still a lot of work to do before you can give the first diggers. First of all, having a soil study carried out by a qualified technician is often essential to ensure its homogeneity and stability. Count between 1,500 and 3,000 euros depending on the region and the complexity of the service. If you bought an unserviced plot, you will then have to connect it to the water, electricity, gas, telephone and mains drainage networks. The cost varies according to the distance between the limits of your property and the networks, but also according to the geological nature of the land and the existence or not of pipes.

If the bill generally does not exceed 3,000 euros for all networks, excluding sanitation, the connection of the latter alone is invoiced between 3,000 and 10,000 euros. Especially since certain communities impose a contribution to the financing of collective sanitation (CAP). In other words, a tax allowing you to use the public network to evacuate your wastewater. In the absence of any sewer, it will be necessary to provide an individual sanitation system amounting to approximately 5,000 euros. Please note: in the subdivision, land demarcation is also compulsory (around 1,500 euros) and moreover advised even outside.

And as additional costs hide everywhere, you must not forget the project manager: if you use an architect or another professional to design your project, his fees will represent between 8 and 12% of the cost of the construction. But also insurance. Any construction requires taking out damage-to-work insurance which will guarantee you against possible disorders covered by the ten-year guarantee. The cost of this coverage varies between 2 and 3% of the amount of the site.

And finally the fittings: be careful to check what is or is not included in your construction contract in terms of equipment. Some professionals offer reduced services to which it will be necessary to add a financial supplement to obtain an adapted kitchen or bathroom.
