The Government is considering suspending launches for non-payment of rent for six months and guaranteeing microcredits with very low interests to be repaid in a period of between three and six years for the tenants most affected by the coronavirus crisis. These are two of the measures that the Executive manages as part of the rent aid plan that will take tomorrow to the Council of Ministers to alleviate the situation of tenants during these weeks.

Sources from the Ministry of Transport, Mobility and Urban Agenda have confirmed to EL MUNDO that the package of measures is aimed at private, non-commercial tenants, and that it contemplates different actions depending on the lessor being a "small owner" - those who have less than eight rental properties, according to their classification- or a "large holder", that is, investment funds, financial entities, real estate and asset management companies.

For tenants whose lessor is a small owner , the Executive will enable microcredit lines to be repaid through the ICO in a period of between three and six years with interests of around 1.2% that will be supported by the State.

For tenants whose landlord is a large holder , the government plans to establish a four-month moratorium on the payment of rent. This is one of the points still pending to finish in the proposal that will arrive tomorrow at the Council of Ministers, since the Ministry led by José Luis Ábalos is in favor of establishing a repayment period of between 3 and 10 years, while the representatives of Together we can bet on a definitive removal.

In addition, for households and families whose economic situation is particularly delicate, the Department of Transport, Mobility and Urban Agenda is considering enabling special aid through the State Housing Plan Funds.

Finally, the package also includes that the contracts that will expire in this period of confinement are automatically extended for a period of six more months.

The draft decree to be debated on Tuesday by the Council of Ministers also moratoriums on the payment of rent for homes managed by public administrations, as Efe has advanced.

This is the response that the Government has articulated after the criticism received of its first aid plan, in which it did establish a moratorium for the payment of mortgages but said nothing about rents.
