The Rental Disputes Resolution Center, affiliated to the Dubai Land Department, stated that the tenant may not remove the decorations that he made during his rental period, when vacating the tenant, whether it is residential or commercial, in the event that it affects the construction safety of the rented eye.

The center, in statements to «Emirates Today», that the rent law in Dubai emphasizes the need to hand over the leased property to the case before the lease comes into force.

In detail, the head of the Dubai Rental Dispute Resolution Center, Judge Abdel-Qader Moussa, said that it is not permissible for the tenant to remove the installations and decorations for the tenant, whether it is residential or commercial, in the event that it affects the construction safety upon eviction of the rented property, or the condition it was in before the lease contract came into effect, Pointing out that the principle in the law is to hand over the eye to the case received from the owner.

He added that it is not permissible for the tenant, who has set up decorations in the leased property, to claim the value of these decorations at the end of his lease contract, even if these installations are of great value, noting that the center considers many of these issues that relate to the demand of landlords for tenants, especially in the shops Commercial, in compensation for the damages they caused in the leased property, due to the removal of these decorations and equipment, citing a tenant who broke down the equipment that showed the building's concrete and the inner walls of the leased property.

He explained that the matter is subject to what the parties (the landlord and the tenant) agreed to, so if they agreed on the possibility of removing these decorations that the tenant set up at the end of the contract, or it was agreed to take a compensation for it and that was included in the lease, there is no problem with that.

Moussa stressed that Article (23) of Law No. (26) of 2007 regarding the regulation of the relationship between renters and real estate tenants in the emirate of Dubai, stating that “no improvements made by the tenant during the period of his lease may be removed at the end of the lease”, noting Until the construction of the decorations is from the ground up, it must be with the written consent of the owner or his representative. It is not permissible for the tenant to make decorations that could affect the building.

And Moussa indicated that, in return, the owner may not take measures on his own in the event of a dispute between him and the tenant, including transferring the contents of the leased property, whether this leased property is a commercial store, or a residential unit without obtaining (an execution order) from the center after The stages of litigation are over.
