In order to stabilize housing prices, the government, which is preparing a plan to supply housing in the Seoul metropolitan area, considers ways to build more houses by increasing the floor area ratio in other major residential areas besides the existing 3rd-generation new city.

The Ministry of Land, Infrastructure and Transport is known to be pushing for an increase in the floor area ratio for public housing sites included in the residential welfare roadmap or the 300,000 supply plan for the metropolitan area, in addition to the third new city.

If this method of supply expansion is promoted, more than 10,000 households can be supplied to the metropolitan area.

Earlier, the Ministry of Land, Infrastructure and Transport announced that it would increase the floor area ratio of five new cities, including Namsukju Wangsuk, Hanam Gyosan, Incheon Gyeyang, Goyang Changneung, and Bucheon Captain.

However, as the opinion that such measures still remained in short supply to demand, the government is considering whether there is room for further increase in the floor area ratio in major residential areas where the government announced plans to supply in addition to the new city.

Currently, Seongnam Bokjeong, Seohyeon, and Guri Seagull, which were designated by the Ministry of Land, Infrastructure and Transport for supply of newlywed towns, are mentioned as candidates for an increase in floor area ratio.

In addition, the floor area ratio may increase in the Gwacheon Gwacheon district, Incheon Geomam area, Siheung load, and Ansan Jangsang, which are included in the 300,000 supply plan for the metropolitan area.

The Ministry of Land, Infrastructure and Transport plans to increase the floor area ratio allocated to these sites to the maximum legal limit, thereby increasing the supply of housing as much as possible.

In Seoul, as well as in the Seoul metropolitan area, measures to increase the floor area ratio are being considered in residential areas where existing supply plans have been announced.

At the Yongsan maintenance window site, where the government announced the housing supply plan, the plan is to increase the floor area ratio to the maximum limit and increase the number of housing supplies from the existing 8,000 households to more than 10,000 households.

In addition, the site of the Taereung Golf Course in Nowon-gu, Seoul, the Jamsil/Tancheon Reservoir Happy Housing Demonstration Zone, the Daechi-dong Seoul Trade Center, and the site of public or national research institutes were also reported for review.

The government is expected to announce plans to expand housing supply in the metropolitan area as early as this week.
