New buildings

Eid Ismail, a renter, said he rented a room and lounge in one of the new buildings on the Corniche of Ajman about a year ago, at a price of 35,000 dirhams. Six months later, when a new neighbor asked about the rent value of his apartment, , It turned out that the manager of the building has rented it for 28.5 thousand dirhams.

Mohammed Tuman, a tenant, agreed that he rented a two-room apartment and a lounge in one of the buildings in Rumaila 1, two and a half years ago at a value of 45,000 dirhams. The owner granted him only 5% while the same rent is cut more than 20% in new contracts.

Mahmoud Abu-Mansour, a tenant in a building in Al-Nuaimiya, said he rented a housing unit in a building for more than five years. When the landlord asked to reduce the rent he refused, telling him that other owners were renting the same value. When asked about the new residents living in the building, he discovered that the owner reduced the rental value of the new housing, while not giving the same advantage to the occupant in the building for years, pointing out that the difference between the rental values ​​of the same unit up to 7000 dirhams.

He noted that he had thought about moving but that the additional costs had prompted him to retreat from the move and continue in the building.

Fadi Fares, a tenant at the Ajman Towers complex four years ago, said he was the victim of the real estate manager's deception. He told him that the rental values ​​he had rented for the last time were the lowest in the building, but found that he had given less rent to a number of new tenants. Less than 5000 dirhams, pointing out that the total cost of moving to a new building and changing some pieces of furniture makes it difficult to move to a new unit.

Samantha Dante, who has been renting the Al Jarf area for two years, said the difference in her building was AED 8,000 for the two rooms, ranging from AED 28,000 to AED 36,000, requiring real estate managers to consider the old tenant and give him similar benefits.

Declines in rents

Al-Nashmi Real Estate Office, Hani Al-Abbadi, said, "There has been a significant drop in rents in Ajman, which has allowed many differences in lease contracts, which is possible, but it is not natural to rent the same housing unit to a new tenant with lower values In many of the old contracts in the building », and called for caution from these behaviors because they harm the reputation of the rental market in Ajman, and the managers of real estate to consider that the rental values ​​are close between the old and new lease contracts.
